Guides / How co-broking works in Dubai
Co-broking is two brokers sharing one deal. One holds the property, the other brings the buyer or tenant. Done properly, both get paid and neither gets cut out. Here is how it runs in Dubai.
Most deals have two sides. The owner has given one brokerage the instruction to sell or let the property. A different brokerage is working with the buyer or tenant. Co-broking is the arrangement that lets those two brokerages cooperate on the same transaction and share the fee.
The alternative is working only your own stock to your own clients. That is slower, and it leaves money on the table. Co-broking widens the pool of property you can offer and the pool of buyers you can reach, as long as you trust the broker on the other side.
Dubai runs on a set of standard RERA forms, submitted through the Trakheesi system. The three that matter for a co-broke are:
Form A is the agreement between the owner and the listing brokerage. It is what gives a broker the right to market the property at all. No Form A, no listing.
Form B is the agreement between the buyer or tenant and their brokerage. It sets out that broker's fee with their own client.
Form I is the agent-to-agent agreement, also called an A2A. It is signed between the two brokerages and records that they are co-broking this property and how the commission is split. This is the form that protects you from being cut out.
In practice it goes like this. The listing broker has Form A on a property. Another broker has a buyer who fits. Before any introduction, the two brokers sign Form I and agree the split. The buyer is introduced, viewings happen, and if it proceeds the sale is documented on the usual contract (Form F). On completion, the commission is paid and divided as the A2A set out.
The order matters. Agree the split before you share the client or the property, not after an offer is on the table. That is when disputes start.
The Broker Feed is a private, members-only network for licensed UAE brokers to share stock with the brokers they trust. You post your live and pocket listings, other members see them, and when someone brings a buyer you co-broke openly with the split agreed up front. It is built for exactly this cooperation, not for advertising to the public.
