Terms of Service

These Terms of Service (“Terms”) govern your access to and use of The Broker Feed — a private network and lightweight CRM for licensed real estate brokers in the United Arab Emirates — including our website, progressive web app, and mobile applications (together, the “Service”), available at thebrokerfeed.com. The Service is operated by The Broker Feed (“we”, “us”, or “our”).

By creating an account or using the Service, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Service.

1. Eligibility

The Service is intended for real estate professionals aged 18 or over. By using the Service you represent that you are legally able to enter into these Terms and that any professional or licence details you provide are accurate. We may require verification of your professional status and may decline or revoke access at our discretion.

2. The Service and plans

Being on the network is free. Certain features are offered under paid plans (for example, Pro and Team). Plan names, features, and prices are described in the app and may change over time. We may add, modify, or discontinue features at any time.

3. Your account

You are responsible for the information you provide, for keeping your login credentials confidential, and for all activity under your account. Notify us promptly of any unauthorised use. You may sign in using email or “Continue with Google”; your use of Google sign-in is also subject to Google's terms.

4. Subscriptions, billing and cancellation

Paid plans are billed in advance on a recurring basis through our third-party payment provider until cancelled.
Prices are shown in the app and may be exclusive of applicable taxes.
You may cancel at any time; cancellation takes effect at the end of the current billing period, and you retain paid features until then.
Except where required by law, payments are non-refundable. We may change plan pricing on prospective notice.

5. Acceptable use

You agree not to: post false, misleading, unlawful, or infringing content; post listings you are not authorised to market; harass, spam, or scrape other users or their data; misuse contact details obtained through the Service; attempt to disrupt, reverse-engineer, or gain unauthorised access to the Service; or use the Service in violation of applicable laws, including RERA and UAE real estate regulations. We may remove content and suspend or terminate accounts that breach these Terms.

6. Your content

You retain ownership of the listings, posts, images, and other content you submit (“Your Content”). You grant us a non-exclusive, worldwide licence to host, store, reproduce, and display Your Content solely to operate and provide the Service, including sharing it with other users according to the visibility settings you choose. You are responsible for having the rights and accuracy needed for Your Content, including any images and any information about other people you add to your CRM.

7. Listings, co-broking and transactions

The Service is a platform for brokers to network and share information. We do not verify listings, prices, availability, licences, or the identity of users, and we are not a party to any brokerage arrangement, co-broke agreement, commission split, or property transaction between users. Any dealings you enter into with other users are solely between you and them, and you are responsible for your own due diligence and for complying with your professional and legal obligations. We do not guarantee any leads, deals, or commissions.

8. Contacts and CRM data

When you add information about other people to your CRM, you confirm you have a lawful basis to do so and will comply with applicable data-protection and anti-spam laws. You act as the controller of that data; we process it on your behalf as described in our Privacy Policy.

9. Intellectual property

The Service, including its software, design, and branding, is owned by us or our licensors and is protected by intellectual-property laws. Except for the rights expressly granted to you to use the Service, no rights are transferred to you. You may not copy, modify, distribute, or create derivative works from the Service without our permission.

10. Third-party services

The Service relies on and may link to third-party services (for example, Supabase, Cloudflare, Google, Mailgun, WhatsApp, and our payment provider). We are not responsible for third-party services, and your use of them may be subject to their own terms and policies.

11. Disclaimers

The Service is provided “as is” and “as available”, without warranties of any kind, whether express or implied, including fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the Service will be uninterrupted, secure, or error-free, or that any content on it is accurate or reliable.

12. Limitation of liability

To the maximum extent permitted by law, we will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, data, goodwill, or business, arising out of or relating to your use of the Service. To the extent we are found liable, our total aggregate liability will not exceed the amount you paid us for the Service in the twelve months before the event giving rise to the claim.

13. Indemnity

You agree to indemnify and hold us harmless from any claims, losses, or expenses (including reasonable legal fees) arising from Your Content, your use of the Service, or your breach of these Terms or of any law or third-party rights.

14. Suspension and termination

You may stop using the Service and delete your account at any time. We may suspend or terminate your access if you breach these Terms, if required by law, or to protect the Service or its users. On termination, the rights granted to you under these Terms will end, though provisions that by their nature should survive (such as ownership, disclaimers, and limitation of liability) will continue.

15. Changes to these Terms

We may update these Terms from time to time. When we make material changes, we will update the “Last updated” date above and, where appropriate, notify you within the Service. Your continued use of the Service after changes take effect means you accept the updated Terms.

16. Governing law

These Terms are governed by the laws of the United Arab Emirates, and you agree to the exclusive jurisdiction of the courts of Dubai, UAE, except where mandatory local law provides otherwise.
